How Long Does a Roof Last?

How Long Does a Roof Last?

Your home is the ultimate investment, so we know you want to do everything you can to make your roof last.

So how long can a roof hold up against the elements? How often should a homeowner plan on maintaining their roof or look into getting a new one? Take a look at our tips on how to know where to start!

What Kind of Roof Do You Have?

When considering how long your roof will last, it’s important to know that the lifespan depends on what kind of room you have. If you’re unsure of what kind of roof you have, do a little research and find out what you have so that you have a better understanding of what you’re looking at.

Asphalt Roofing

Asphalt roofing comes in a variety of colors and styles. Whether it’s three-tab shingles or dimensional shingles, asphalt roofs are durable and well known for being quite low maintenance. If you’re in an area that goes through the traditional four seasons, asphalt roofs are a great way to go to help your roof last. It can withstand snow during the coldest winter and heat during the hottest summer.

In terms of how long an asphalt roof lasts, it really depends on what kind of shingling you have. If you have a three-tab shingle asphalt roof, expect 20-22 years. If it’s a dimensional shingle asphalt roof, you’ll get around 25-28 years.

Slate Roofing

You may also have slate roofing. Slate roofing is a great option for homes in consistently colder climates. Slate has low water absorption, making it extremely durable against things like snow and sleet. You’ll also find that it fares well in a fire with its natural fire resistance.

If you’re looking for the longest-lasting roof options, slate roofs are definitely the best way to go. They can last as little as 50 years and can go up to 200 years. They provide a classic, timeless roof and truly stand the test of time.

Cedar Wood Shake

As the name implies, cedarwood shake roofs are made of cedarwood. Don’t mix them up with wood shingles! Cedarwood shake is thicker and more durable, making it a much better option if you want a wood roof option. Cedarwood shake is another good way to go if you want a particularly timeless look for your home.

So how long do cedar wood shake roofs last? You should expect them to hold up for about 30 years before needing to be updated and tended to.
