Having homeowners insurance provides a great peace of mind. However, that doesn’t mean that everything is covered, and that includes roof repair.
Many homeowners find themselves wondering if roof repair is covered by their insurance, especially when you’re experiencing a particularly heavy hailstorm, or when an earthquake is expected in the near future. So how do you know what’s covered and what’s not?
We get it. You want to be prepared, and you want to be informed. Let’s take a look at what we know.
When Roof Repair Is Covered
Every insurance company is different, and every individual situation is different, as well. However, there are some general rules of thumb when it comes to covered roof repairs that you should know.
Homeowners insurance will help with a roof repair if it’s caused by a covered peril. We mentioned the examples of hail storms and earthquakes earlier. These are both examples of a covered peril. These are often referred to as “Acts of God,” meaning they are natural disasters that could not be avoided. Others include:
- Fire
- Wind
- Rain
- Hurricanes
- Tornados
When Roof Repair Is Not Covered
On the other end of the spectrum, there are definitely times when your roof repair will not be covered by insurance. We’ve all heard the phrase “wear and tear.” Over the years, your roof is affected by the elements, as well as father time. Your roof will only last so long, and your insurance company can’t do much about that.
Additionally, your insurance company will not cover repairs that are caused by negligence. There is some maintenance and upkeep that you can do on your roof to keep it in good shape and to help it last longer, and if you neglect to do these things and find yourself in need of repairs, your insurance company is not going to fork out the funds for it.
Proper Roof Maintenance Tips
So what are some of those things you can do to properly maintain your roof? There are quite a few simple things you can do to keep it in tip-top shape (see what we did there?):
- Keep the gutters cleaned and clear of any leaves or other debris
- Frequently inspect your shingles and clear off any moss
- Keep any nearby tree branches trimmed
- If you have vents or skylights in your roof, keep an eye on those and make sure they’re clean
